What is included in your Property management services? 

Rent Collection 
Handling any/all HOA violations. 
Handling Maintenance requests and acting accordingly 
We can pay any utilities (HOA, Trash, Sewer, Ins, Taxes) from rent.  
List and advertise vacant unit, screen potential Tenants (Zillow, MLS, + additional sites)
Annual Renewals/Property Checks 
Accounting and 1099 reporting 
Month-to Month contracts
No Set up/No Cancellation Fee

What is included in the Leasing fee? 

This pays for all advertising and both agent's commission. This includes marketing photos, listing, application process, Tenant screening and Lease preparation.

How is the rent paid to owners? 

Owners have the option of receiving their payment via ACH/EFT (Direct bank deposit) or a mailed check

What if I want to sell my property? 

We would be happy to assist you with this. If you already have an agent, we just ask for a 30-Day notice to prepare for the exit. 

What is "Vacant Home Management"? 

If an Owner will be away from their residence for more than 30 days, we can do a property check once a month. 
​Monthly Property checks
(We do require a form of security camera system/Ring Video door bell etc.) 
Monthly service would include;
A photo of the front/back and side of landscaping (if applicable)
A photo of each room and garage. 
If there are any areas that you wish us to avoid, we can list that in the agreement. 
We will flush each toilet and run each faucet. 
We would report any surface issues we may see (Dead/dying landscaping, leaks etc.)
Month to Month contract
​$75-100 per month (Depending on size of property)
